A soil survey is a study of the ground conditions where an extension or new construction is going to be built. This will be carried out in the preconstruction phase which is one of the 3 stages of a construction project  . It will include information about soil consistency and structure, groundwater level and structure size recommendations for the project. Therefore this is a crucial first step as this will tell you which kind of foundations you will need

Foundations are an expensive undertaking

Many developers have run into trouble by building the wrong foundations, and when they have them inspected by building control they have been made to dig them out and redo the work at considerable cost. Foundations are designed by a Structural Engineer . They will look at the results and the bearing capacity of the soil. The composition of the soil is important because the weight of the building is transmitted to the soil. Therefore the soil conditions will dictate how deep your foundations have to be. In other words the deeper they are the more you will have to spend on labour, steel and concrete. Also all the soil you excavate will have to be disposed of. For this you will have to pay a landfill charge

The most problematic soil is clay as anyone who has ever dug foundations in the notorious Essex clay will know. If you are buying land at auction or any new development site ask if a soil survey has already been undertaken. If not it may be a prudent decision to pay for one yourself as it can save you many thousands in the future. In certain cases a soil survey is one of the conditions of gaining planning permission. Many people ask if they can skip this step? Well you can, but if so make sure you have got a considerable contingency fund
